About the client

Our client is a specialized real estate brokerage focused exclusively on mobile home park transactions in the United States. They operate as deal facilitators, connecting park owners who are open to selling with qualified buyers, primarily off-market. The business is growing and expanding into new regional markets across the Midwest, and they need a sharp, self-driven operator to build and maintain the pipeline that makes that expansion possible.

About the role

This is a research-heavy, outbound-focused role where you will own the top of the deal funnel from end to end. You will identify mobile home park owners, qualify them through cold outreach, and maintain consistent follow-up until there is a real seller opportunity to escalate. You will also support the team with market research studies that directly inform client strategy.

This is not a passive admin role. You will be the engine that keeps deals moving into the pipeline, and your work will directly impact the company's ability to close transactions.

Key responsibilities
* Use LandGlide and other tools to identify mobile home parks with 50+ pads in target markets, cross-referencing against the existing owner database to avoid duplicates
* Build and maintain a master spreadsheet of 1,000–1,500 park owners with accurate contact information, notes, and follow-up status
* Conduct cold outreach (calls and emails) to park owners to gauge interest in selling, using a provided script and escalating warm leads directly to the principal via email introduction
* Follow up with every owner in the database on a 90-day cycle to maintain relationships and capture timing-sensitive opportunities
* Conduct lot rent studies: call parks in assigned markets, collect lot rent and utility information, and populate a standardized spreadsheet for the marketing team
* Conduct sales comp studies in assigned markets as requested
* Prepare offering memorandums (OMs) and other basic deal support documents as needed
What success looks like
* At full capacity: consistent contact with 150+ owners per week and at least one qualified seller lead escalated per week
* A well-maintained database that is current, clean, and reliable
* Completed lot rent and comp studies delivered accurately and on time
* Follow-up cadence adhered to without needing reminders
Required profile
* Excellent English communication skills, spoken and written; US accent or strong neutral accent preferred for cold calling
* Confident and professional phone manner; comfortable making high volumes of outbound calls
* Strong attention to detail and ability to manage and maintain large spreadsheets accurately
* Self-starter who can manage their own time and workload without micromanagement
* Comfortable with a long sales cycle,Β this role is about building relationships, not closing fast
* Proficiency with Google Sheets, Google Drive, and basic productivity tools
* Experience in a research, sales development, or cold outreach role is a strong advantage
* Background in real estate (any sector) is a plus but not required
