About the Role:
The company is seeking a Property Accountant & Financial Analyst to support the accounting and financial reporting for a growing portfolio of more than 150 commercial properties. This position is responsible for preparing accurate monthly financial statements, reviewing tenant billing, analyzing income statement and balance sheet activity, maintaining supporting schedules, and working closely with property management, AP/AR staff, and ownership.
The ideal candidate will have strong property accounting experience, advanced Excel skills, excellent attention to detail, and the ability to identify issues, improve processes, and communicate financial information clearly.
Key Responsibilities:
* Prepare timely and accurate monthly financial statements for multiple commercial properties.
* Review income statements to ensure expenses are properly classified, and variances are identified and explained.
* Analyze balance sheet accounts, including prepaid expenses, accruals, capitalizable assets, amortizations, and other supporting schedules.
* Maintain multiple amortization and reconciliation workbooks.
* Review tenant billing to ensure charges are complete, accurate, and properly supported.
* Work with Property Managers to resolve billing discrepancies, coding issues, tenant questions, and unusual activity.
* Oversee and review accounts payable and billing activity to confirm transactions are accurate, properly approved, and recorded in the correct period.
* Prepare documentation and schedules needed for year-end tax preparation.
* Estimate and accrue property tax liabilities and property insurance expenses.
* Coordinate annual property tax and property insurance payments.
* Analyze cash flow as needed for ownership, management, and property-level decision-making.
* Review vendor W-9 status and assist with 1099 preparation.
* Assist with onboarding new portfolios, including opening balances, tenant schedules, recurring charges, and sale/purchase accounting.
* Identify process improvements and help train staff on procedures, documentation, and accounting standards.
* Support special projects and other accounting duties as assigned by the CFO.
Qualifications & Skills:
* Bachelor’s degree in Accounting or related field.
* 3–5 years of property accounting experience, within commercial real estate preferred.
* Strong understanding of general ledger accounting, accruals, reconciliations, financial statements, and property-level reporting.
* Advanced Excel skills, including the ability to maintain and improve complex workbooks.
* Experience with Microsoft Office, Adobe, and property management/accounting systems.
* Strong analytical skills and the ability to research and resolve discrepancies.
* Excellent written and verbal English communication skills.
* High attention to detail and accuracy.
* Ability to manage multiple properties, deadlines, and priorities.
* Ability to work independently while collaborating with accounting, property management, and ownership teams.
