Job Title: Operations & Asset Manager (Mobile Home Parks/Manufactured Home Community)

Location: South Africa or LATAM (Remote)

Working Hours: 9:00 AM – 5:00 PM EST

Salary: $1,500 – $2,000 USD per month

About the Company

We own and operate a growing portfolio of manufactured housing communities across multiple U.S. states. Our portfolio is a mix of stabilized assets and active turnaround/infill projects. We are seeking a high-level operator to take the reins of our day-to-day operations, allowing the founder to focus on capital raising and long-term strategy.

The Mission

Your goal is to make the founder’s involvement in daily operations unnecessary. You aren't just a "middle manager"; you are the owner of outcomes. You will be responsible for execution, systems, and accountability across the entire portfolio. If something slips operationally, you are the person who fixes it and ensures it doesn't happen again.

Core Responsibilities
* Portfolio Oversight: Manage property managers (in-house and third-party) and hold them accountable to KPIs.
* Value Creation & NOI Growth: Drive the conversion of vacant pads into occupied units through aggressive infill, home sales, and Rent-to-Own (RTO) programs.
* Operational Execution: Oversee make-ready cycle times, vendor management, permits, and inspections.
* System Ownership: Own the "operating system." You will manage workflows within RentManager, Asana, and Notion to ensure zero "tribal knowledge" and no "Slack-based ops."
* Reporting: Maintain a weekly portfolio scorecard for leadership, ensuring follow-through is visible and predictable.
* Team Leverage: Direct Ops VAs and coordinators to maximize your own efficiency.

Decision Authority

You have full authority over day-to-day operational decisions, vendor selection, and property-level execution. Escalation to the founder is only required for major capital expenditures, strategic shifts, or senior-level hiring/firing.

Qualifications (Non-Negotiable)
* Experience: 2+ years of Real Estate Asset Management experience, specifically within the Mobile Home Park (MHP) industry / Manufactured Home Community, has knowledge in Profit & Loss (P&L) and Net Operating Income (NOI)
* Software Proficiency: Expert-level knowledge of Rent Manager, Asana, and Notion.
* Communication: Minimal accent with professional-level English fluency (written and verbal).
* Technical Setup: Reliable high-speed internet and a quiet workspace suitable for US Eastern Standard Time hours.

* You are comfortable owning execution under pressure and don't need "protection" from hard decisions.
* You possess an ownership mentality; you don't just identify problems, you systemize the fix.

Success in the First 90 Days

You will know you are winning when:
* The founder is no longer involved in routine daily operations.
* All Property Managers report exclusively to you.
* Infill and home sales are tracked end-to-end with clear SLAs.
* Tier 3 (troubled) assets show clear momentum and regained control.

As our platform scales, this role is designed to expand into broader operational leadership. You will have the opportunity to grow your scope of responsibility as the portfolio doubles and triples in size.
