Our client is a privately held real estate investment firm focused on acquiring and managing commercial and industrial properties across the United States. The business sources off-market opportunities through direct owner outreach and relationship-driven acquisition strategies.
Role Overview
We are hiring a dedicated Cold Caller to focus exclusively on outbound calling within the industrial real estate asset class.This role is heavily phone-based and requires comfort withhigh daily call volume. The primary objective is toconnect with industrial property owners, build rapport, qualify interest, and set appointmentsfor acquisitions leadership.
This isnot a script-only role. Success requiresconversational intelligence, resilience, and the ability to adapt in live discussionswith property owners who may be skeptical, busy, or resistant. The ideal candidate will be comfortable speaking with older, often male property owners, and will be personable, confident, and naturally engaging.
The role includestraining and ramp-up supportthrough industry-specific videos, scripts, and ongoing role-playing with the acquisitions team. The initial month will involve close guidance to ensure skill development, after which the focus will be on consistent high-volume appointment setting.
Key Responsibilities
* Make500 to 1,000 outbound calls per dayto industrial property owners
* Buildrapport quicklyand hold natural, unscripted conversations
* Qualify leads andset appointmentswith interested prospects (not closing deals initially)
* Takedetailed notes during callson prospect responses, objections, and conversation highlights
* Handle objections calmly and professionally without sounding robotic
* Conduct skip tracing and research contacts when data quality is low
* Update call outcomes, notes, and warm leads in internal tracking systems or CRM
* Providedaily activity reportsincluding calls made, conversations, and qualified leads
* Collaborate with an existing VA focused on multifamily properties for initial training and knowledge sharing
* Support additional outreach tasks as needed, including SMS or email follow-ups
Required Hard Skills
* Proven cold calling experience withhigh daily dial volume
* Strong spoken English with aclear, neutral accentsuitable for U.S. property owners
* Ability to handle rejection, voicemail-heavy days, and difficult conversations
* Experience with lead research and skip tracing
* Comfortable tracking activity and outcomes in CRM systems or structured spreadsheets

* Thick skin and emotional resilience in a high-rejection environment
* Strong conversational instincts andrapport-building with older, often skeptical prospects
* Coachable and open to feedback without defensiveness
* Consistent work ethic and willingness to stay on the phones

About the Candidate
* South Africa-based candidates are strongly preferred due to accent alignment
* Cold calling experience is non-negotiable
* Real estate experience is a plus, but not required if cold calling fundamentals are strong
* Experience speaking with U.S.-based prospects is highly desirable
* Candidates must sound natural and confident on live calls, not scripted or robotic
