Property Manager – Airbnb & Short-Term RentalsLocation:South AfricaSalary Range:900 - 2500 USDRole Description:The Property Manager for Airbnb and Short-Term Rentals is responsible for overseeing the day-to-day operations, guest experience, and maintenance of vacation rental properties. This role ensures that each property is consistently clean, well-maintained, and meets the highest standards for guest satisfaction. The ideal candidate is detail-oriented, highly organized, and has experience in hospitality, customer service, and property management within the short-term rental industry.Key Responsibilities:
* Manage a portfolio of Airbnb and short-term rental properties from listing to check-out.
* Ensure timely and professional communication with guests before, during, and after their stay.
* Coordinate cleaning crews, maintenance staff, and third-party vendors to ensure properties are clean, functional, and guest-ready.
* Monitor guest reviews and respond promptly to issues or feedback to maintain high ratings and Superhost status.
* Oversee check-in/check-out processes, including smart lock systems or key exchange procedures.
* Conduct regular inspections of properties to ensure they meet quality and safety standards.
* Maintain inventory of property supplies (linens, toiletries, etc.) and replenish as needed.
* Create and optimize listings on Airbnb and other booking platforms (VRBO, Booking.com, etc.) with high-quality photos, descriptions, and pricing strategies.
* Implement dynamic pricing strategies to maximize occupancy and revenue.
* Ensure compliance with local regulations, licenses, and tax requirements.
* Manage calendars, avoid double-bookings, and coordinate with booking platforms.
Qualifications:
* Proven experience (2+ years) managing short-term rental properties or working in hospitality/property management.
* Strong knowledge of Airbnb and other short-term rental platforms.
* Excellent communication and customer service skills.
* Highly organized and capable of multitasking in a fast-paced environment.
* Ability to handle urgent issues calmly and professionally.
* Tech-savvy; comfortable using Airbnb, property management software, messaging tools, and pricing automation tools.
* Availability to respond to guest inquiries and issues during evenings/weekends when necessary.
* Valid driver’s license and reliable transportation (if managing properties on-site).
Preferred Skills:
* Experience with dynamic pricing tools (e.g., Beyond Pricing, PriceLabs).
* Familiarity with smart home technologies (e.g., smart locks, thermostats, cameras).
* Background in hospitality, real estate, or tourism is a plus.
* Multilingual skills are a plus, especially in tourist-heavy markets.
* Knowledge of local housing laws, occupancy permits, and tax regulations.
