Property Administrator – Rentals & Short-Term RentalsLocation:South AfricaSalary Range:800 - 2000 USDRole Description:The Property Administrator for Rentals & Short-Term Rentals is responsible for supporting the administrative and operational functions of managing long-term and short-term rental properties. This role involves coordinating bookings, updating listings, handling guest communications, organizing maintenance and housekeeping schedules, and ensuring that all rental properties are well-maintained and compliant with relevant regulations. The ideal candidate is highly organized, detail-oriented, and has experience in both administrative support and hospitality or property management.Key Responsibilities:
* Assist in the day-to-day administration of both short-term (e.g., Airbnb) and long-term rental properties.
* Manage booking calendars, prevent double bookings, and coordinate reservation details across platforms.
* Handle guest and tenant communication, ensuring timely responses and high-quality service.
* Support listing creation and maintenance on platforms such as Airbnb, VRBO, Booking.com, and long-term rental websites.
* Coordinate housekeeping, maintenance, and property inspections to ensure properties are guest-ready and well-maintained.
* Maintain up-to-date records of rental agreements, invoices, maintenance logs, and compliance documentation.
* Support the Property Manager in preparing financial reports, tracking expenses, and monitoring rental income.
* Ensure all properties are stocked with necessary supplies and that inventory is tracked.
* Help manage the check-in/check-out process, key exchanges, and guest instructions.
* Monitor and respond to reviews and feedback to support guest satisfaction and high property ratings.
* Stay informed on local housing regulations, licensing requirements, and property management best practices.
Qualifications:
* Associate’s or Bachelor’s degree in Business Administration, Hospitality, Real Estate, or a related field (or equivalent experience).
* 1–3 years of experience in property management, real estate administration, or hospitality.
* Excellent organizational and time-management skills.
* Strong written and verbal communication skills.
* Proficient in Microsoft Office, Google Workspace, and property management or booking platforms (e.g., Airbnb, Lodgify, Hostaway).
* Comfortable handling confidential information and managing multiple priorities.
* Ability to work independently and as part of a team in a fast-paced environment.
Preferred Skills:
* Experience with short-term rental systems and dynamic pricing tools (e.g., PriceLabs, Beyond Pricing).
* Familiarity with CRM and property management software.
* Customer service or hospitality background.
* Basic understanding of rental regulations and legal requirements.
* Bilingual or multilingual abilities are a plus.
